Construction management is one of Golden Triangle’s core services. Our team brings a high-level of hands-on and technical expertise in institutional, commercial, industrial and multi-family residential construction projects. We fulfil the role of a true construction management firm in the pre-construction phase, and act as the general contractor in the construction phase.

PRE-CONSTRUCTION
Golden Triangle is skilled at providing the full scope of pre-construction services, managing a portion of, or the entire process, depending on our client’s requirements. These services include early budget development to provide accurate and timely information to determine project feasibility, as well as value engineering, constructability analysis, building systems interface, sequencing and scheduling. Our pre-construction expertise also includes:
- Consultation during finalizing of specifications
- Provision of detailed elemental cost break-downs at various stages
- Accurate analysis of alternatives and cost-saving measures
- Calling tenders for all subcontracts
- Coordination with consultants during tender period
- Provision of valued engineering at all stages
- Perusal of all subcontractor bids and recommendations for award
- Preparation and updating project schedules
- Co-ordination of cost management and preparation of final post tender cost estimate
- Life cycle analysis and Leeds analysis are also provided on an as-needed basis
CONSTRUCTION
In the construction phase, Golden Triangle continues to lead the owner and design team through a strategic process, which began in the pre-construction phase above, through to working drawings, pre-tender estimates, evaluation of subtrade bids, final budgets, to the mobilization of subtrades. Our services during the construction phase also include:
- Provision of value engineering as the project is being built
- Scheduling, organizing and overseeing all on-site activity completed by trades
- Monitoring and co-coordinating all on-site construction work
- Provision of schedule of values for cost control and accounting purposes
- Provision of cost-saving measures and opportunities to enhance project
- Coordination, implementation and monitoring of safety program
- Assistance in commissioning and turnover of the project
- Administration of warranty program
